Characteristics
Historic -Core & Shell Renovation of building in Capital Park, historic district of Detroit, originally built in 1896. Renovation included exterior facades, windows, storefronts, new roof and structure, fire escape, total MEP upgrade including fire alarm and fire suppression systems, including fire pump, and new elevator. Basement was renovated to provide occupancy for a small group of Bedrock’s property management team. Project also included tenant improvement build-out for mechanical, general office, and retail suites.
Challenges:
- Coordinating sidewalk & street closures to facilitate facade restoration & material deliveries.
- Adapting to unforeseen conditions encountered with a building originally built in 1896 while managing project contingency to accommodate necessary remediation work.
- Managing local labor force to man the project while Little Caesar’s Arena was completing for some of the same trades.
